“Collective Feedback from Project Owners / Customers” : During recent site visits, we as group of Selenia project customers/owners have observed the following: Renders vs. Current Execution There are noticeable differences between the architectural renders/model villa and the actual execution, particularly in: • Brick cladding finish • Wider door frame specifications • Main door lock quality • Car porch flooring finish These were key visual and quality highlights that significantly influenced customer decisions at the time of purchase. Observed Cost Optimisations Impacting the Premium & Luxurious Finish • The locks installed for the living room sliding doors and windows differ & looks lesser in value from those showcased in the model house. • The wider wooden door frames in the model villa significantly elevates interior aesthetics & outlook. Their absence in completed units has been a disappointment to us, especially as this was a decisive feature for many buyers. • The balcony side wall brick cladding — a key architectural highlight — has not been executed as originally presented. Brick cladding across three external elevations was a defining design feature that enhanced the facade and reinforced the project’s premium positioning, as clearly showcased in the architectural renders, brochures, and model villa. However, the current on-site condition shows a plain finished wall, which does not reflect the premium elevation that was marketed. Any substitute such as painted brick-texture finishes would not match the depth, durability, or visual appeal of actual brick cladding, thereby impacting the overall aesthetic and value perception of the premium project. As communicated and marketed, the project visuals clearly depict brick wall cladding on three outer-wall sides, which significantly enhances the overall elevation and lends a luxurious, premium outlook to the villas and whole community. This design element has played a vital role in positioning the project as a high-end offering of the Casagrand brand and has, in fact, been instrumental in converting several leads into prospects and eventually into customers - driven by the promise of refined aesthetics, premium finishes, and an elevated lifestyle experience aligned with Casagrand’s brand value. This update is shared with the expectation that the Casagrand as a valued brand will take timely corrective action and align the final delivery with the originally committed specifications, thereby maintaining customer trust and the project’s premium reputation. Plumbing & Drainage Readiness There needs to be greater clarity and transparency regarding plumbing and drainage completion, testing, and overall readiness prior to handover. Handover Timeline Clear communication and firm timelines regarding handover are expected. This feedback is shared with the expectation that the Casagrand as a brand will take proactive steps to align the final delivery with the originally committed specifications. Delivering what was showcased is essential to maintaining customer trust and the premium reputation of the project and brand. We would also like to state that the current rating will be reconsidered and revised once all customer concerns are properly addressed through visible corrective action and transparent communication. Once the necessary corrective actions are implemented and the originally promised specifications are delivered without cost-cutting compromises, customers would be glad to collectively vouch for the project - brand with strong, credible and positive testimonial.

I recently visited this property and had a wonderful experience. A special mention to Dhinesh, the sales executive, who was extremely friendly, patient, and welcoming. He took the time to answer all our questions in detail, which made the entire process smooth and comfortable. The site is very well organized with sample houses for all configurations — 1, 2, 3, and 4 BHK — giving a clear idea of the space and layout. The miniature model of the entire township was especially impressive, helping us visualize how the community will look once fully developed.
